Project Delivery Method                Design-bid-build

Project Budget                             $10.3 million

Construction Duration                   2008 - 2009

Scope/Summary

The Academic Success Center (L Building) renovation consists of the interior demolition of an existing two-story concrete building with complete structural upgrades, and interior renovation totaling approximately 28,700 sf. The renovation will include new space for Tutoring; the Math and English Centers; Trio Aspire; New Horizons; Umoja; Math, English & Science Achievement (MESA); Extended Opportunity Programs & Services (EOPS); Puente; Assessment and Advising, along with general classroom space.

The project involves replacement of all exterior windows and doors; replacement of elevator and interior stair; new interior non-load bearing partitions; modifications to structural concrete, new ceilings; new mechanical and electrical systems, distribution and fixtures; and all new architectural finishes.  Nearly 5,000 sq. ft. of the existing concrete structure was preserved and sandblasted.  Exterior work includes a new entry canopy structure, lighting and signage.  All existing landscaping was preserved.

The project includes a number of special features:

·          All exterior aluminum windows have thermal-setting powder coat finish applied to optimize temperature control efficiency

·          Waterless urinals and electric hand-dryers were installed in restrooms to cut down on the waste of resources

·          Enviro SLAB terrazzo was used for all countertops and backsplashes - this terrazzo is made from 100% post consumer/post industrial recycled glass and is designed to be cleaned with non-corrosive and biodegradable cleaners

·          All paint used is low-fume and complies with VOC limits for volatile organic compounds (VOC) per the requirements set forth by the Green Seal Standards GS-11 and GC-03 for paint
